Affitto Group LLC is a Russian real estate company.[189] [323] [324] [510] [774] [804] Leyla Aliyeva is a former shareholder, having owned 40% of the company as of 2017.[1] [2] The remaining 60% was owned by Elman Rakhman oglu Zeynalov,[322] a former director of two additional Russian companies formerly owned by Leyla Aliyeva: Vektor LLC and Restel LLC.[192] [325] [1102] At present, an individual called Ilhama Ilhamovna Aliyeva is Affitto Group’s main shareholder, owning 80%, while Zeynalov owns the remaining 20%.[189] The current director of Affitto Group is Vladimir Anatolyevich Uksusov,[189] owner of Amuse LLC.[774]

In 2010, the St Petersburg administration granted Affitto Group the lease of a dilapidated housing block in the north of the city, on the condition that the company redevelop it into a retail store.[323] [774] However, in 2019, the company was ordered by a St Petersburg court to pay over 2 million rubles ($30,410) in unpaid rent and fines after a six-year period of reduced rent had expired and no development had taken place.[323] [510] Affitto Group countersued, claiming that the St Petersburg administration had no right to unilaterally increase the rent.[323] [324] The company applied to have Vektor LLC, a related Russian company that was developing the block, join the case, but the court refused.[323] Affitto Group appealed the court’s judgment, but this was also refused.[324] As of 2023, there are no indications that the block has been redeveloped,[774] but the lease was renewed in April 2023.[804]
